Portugal’s property market is shifting to steadier, long-term growth, driven by strong foreign demand and limited supply. Here are five reasons why we believe it is still a secure and rewarding investment opportunity:
1. Robust market and continued appreciation.
Despite rising prices, Portugal is expected to see a 6–8% annual increase in property values through 2026, with Lisbon projected to be the top performer (4%–5.9% capital value growth). There are more international buyers (especially from the US, UK, and Europe) than there are homes for sale.

The thriving tourism sector guarantees high rental yields, particularly for short-term rentals in the Algarve and urban, high-end rentals in Lisbon and Porto. It is consistently ranked among the world’s safest countries (7th in the latest Global Peace Index) and offers political stability and a neutral, diplomatic foreign policy. With 300+ days of sunshine each year, quality healthcare, and strong public and private education, it is an easy place to live well.
5. Good options for residency
Things are changing rapidly in terms of visas and residency, but the D7 (passive income visa) is a great option, especially for retirees. There are numerous alternative visas including the D8 for digital nomads, the D2 entrepreneur visa and the D3 for qualified professionals in specialised fields.
