Seasonality in the Algarve

For clients investing in property in the Algarve, one of the first questions they need to answer is how often they will use the property and when.

This is quite important as the seasonal variations here have a massive impact. For example, Albufeira, once a sleepy fishing village, now has a population close to 100,000 people.  This includes the lucky clients who have already bought in Albufeira and enjoy the benefits of being year-round residents. These clients value the peace and tranquillity of being able to walk on the beaches, smell the orange blossoms, and drive as if every road were private. However, this idealistic existence is somewhat shattered when the first of July arrives.

Albufeira draws over a million visitors in peak season, making parking scarce and transforming local bars and restaurants. New venues open rapidly, and the town becomes a lively party destination.

These changes are all for the better – for the resident and the tourist. The resident will be proud that Portugal still retains its wonderful charm and cheap cost of living that encourages visitors year after year. The resident will also be happy that this inflow will keep property prices secure and sought after. Of course, if the resident wants to leave the chaos behind, then a few weeks' rental income will more than cover the inconvenience. Rental incomes are still very good, with a 2-bedroom property earning around €2,000 for a peak week.

Vilamoura in high season is a hub of activity for the rich and famous.  The yachts that surround the largest marina in Portugal now become a showcase of wealth. New champagne bars add to the sparkle, as do some high-class exclusive clubs with beachfront locations.  The golf courses are only used by the devoted as temperatures hover around the late 20’s day and night. So, what does the property purchaser want? When you buy a property in Portugal, when are you coming?

If you are a winter visitor, then it is quite possible Vilamoura will be too quiet for you, and you want to seek a location less dependent on tourism. A place where the locals live and still retain a busy atmosphere all through the year. Albufeira, which is recognised as the most popular resort, is ideal in winter. Those property purchasers who ignored it in summer could fall in love with its beauty in winter.
