The villa was built in 1987 and has been painstakingly maintained and restored with the current owners living there for many years. It is completely up to date and ready to move into and enjoy.
All the property is on one floor and you have three bedrooms and two bathrooms. A modern kitchen and lovely, relatively private, back garden facing onto rustic land with trees. In the back garden you have barbecue facilities and an outdoor dining area with shade and enough garden to run and play. The front garden faces west and the terrace comes from the lounge onto this area. There is also an outdoor seating area by the front door. The pool is kidney shaped (with steps into the pool) with hidden and recessed lighting illuminating the garden. It is the perfect vantage point to drink wine while the sky turns pink.
This is a compact villa, in a great location with low maintenance. It will best serve a small family or young or elderly couples. Alternatively using this villa for rentals would make sound sense as the area is in high demand and it outstrips supply.
Making use of the contours of the land the villa has an extremely large and spacious garage which can either be used for parking, although that really isn't necessary, games room, additional bedroom, study or cinema room. The garage is underneath the house and doesn't have natural light apart from the main garage door which could be changed to include windows. Parking is possible on the driveway or outside.
Situated in a prime position close to the Hilton Hotel and near the Old Village, Vilamoura, which has become the number one location choice for many residents and holiday makers choosing to invest in Vilamoura. Being on the outskirts of the main marina area (twenty five minutes walk) but with a full range of amenities allowing you the choice of going into the marina or staying in the Old Village area.
This villa is located just a few streets behind the Hilton Hotel, which is an area that benefits from a perfect mixture between residents and holiday makers. Located in a cul-de-sac for added peace and security. The Hilton Hotel provides gymnasium, SPA, hairdressers and a small shop for newspapers etc. Willies 'Michelin' Restaurant and an Italian bistro/wine bar is also just a two minute walk and will give a long lasting memory of a delicious, leisurely evening meal.
The club house for the Pinhal Golf Course is also a few minutes walk and they also serve good food, have great service and a peaceful terrace to watch the sunset over the golf course.
The Old Village area is just a ten minute walk and was built with a wonderful inspiration to capture the essence of a Mediterranean village full of pretty pathways, gardens, architecturally pleasing houses, apartments and an abundance of flowers. The bijou houses are surrounded by well-kept gardens and manicured grass areas. There is a vast selection of bars and restaurants offering various evening entertainment.
The tourist train stops just a few minutes from the villa and can take you to (and back from) the marina via a short journey around Vilamoura and costs just a few euros. The area is enhanced by a local security firm who regularly patrol the area and often the local police pass by on horseback. These are only precautions as the area is extremely safe.
The actual resort of Vilamoura is concentrated around its 1000-birth blue flag marina and the superb variety of restaurants, bars, boutique shops and attractions such as dolphin watching, fishing, para sailing, jet-ski hire and endless other choices. The favourite pastime is to walk from one end of the marina to the other and this takes around thirty minutes with an ice-cream stop. The soft golden beaches straddle the marina either side and hence are also only a twenty minute walk from the Old Village. Vilamoura has five championship golf courses, one of the largest Casinos in Portugal, excellent crazy golf, two bird watching sanctuaries (look for kingfishers), Roman Ruins Archaeological site, is conveniently just 20 minutes from the airport and positioned centrally in the Algarve should you wish to explore further.
The infrastructure and maintenance of the resort is top notch with beautiful flowers, plants, trees and shrubs planted each year keeping the appearance second to none. The whole area breathes fresh air inspiring you to enjoy life, stay young and keep healthy. Vilamoura is without doubt one of the most luxurious places to live in the world and brings an inner peace away from the trials of day to day living. Vilamoura also attracts annual events with the Portugal Masters (golf) each year around September/October, the Sailing Regatta (around February) and the World Equestrian Competition (around May).
Plans are also approved for an expansion of the marina in the future. It is unknown when or if this will start but planning has been agreed for a four hundred acre site to include an inland waterway with additional bars, restaurants and shops. Should this occur in the near future then this is another reason property prices will increase.
