This is an incredibly well planned, designed and executed villa.
Set in a large garden with commanding views over Obidos Lagoon, this property has it all.
Built in a modern style, this property can be a family home or an investment property.

Energy Efficient
No expense has been spared in making this property energy efficient and luxurious at the same time.
Throughout the villa, underfloor heating provides warmth when needed, electric shutters are on all windows, except the three picture windows from the upstairs lounge area, so not to spoil the views. The shutters can be operated at each window or at each of the three floor levels
Subtle LED and low wattage lighting makes the cost of lighting the villa very efficient.
A air source heat pump heats the pool during winter months.
The highest grade double glazing adds to the heat efficiency which is A+. An air source heat pump and solar panels provide enough hot water for the whole villa.
Onto the villa itself.

The long driveway accessed by a pedestrian gate or an electric gate leads up to the side of the villa.
Their is a large parking and covered area outside the villa and elegant stone steps lead up to the impressive front door.
The end wall of the villa is faced in stone contrasting and complementing the white walls and beige calcadas of the driveway.

Upper Floor
Entering in through the front door, straight you can walk to the lounge area and to your left is the kitchen.
All this floor is open plan but the size of it and the clever placement of a dividing wall, separate the room into distinct areas.
As you move into the kitchen, to the left is a seating area with a settee.
The kitchen is incredibly light as it opens up onto a large patio area, separated by to large patio doors. Throw these open and you have a great outdoor seating area with views over the lagoon and ample space to entertain a large group of your friends. The patio area is partially covered, paved in beige tiles non slip and has walls in stone and glass.
The kitchen is dominated by a central island. The units are finished in a high gloss white and on the island is the sink, glass induction hob and feature extractor, integral dishwasher and to the patio side is a breakfast bar.

The rest of the kitchen units, are against the free-standing wall and are a combination of white gloss, glass and mocha colours and integral oven and microwave and fridge freezer. There is no gas in the kitchen but it has been pre-installed should you want it.

The floors throughout this room are finished in high quality, hard-wearing wood.
Moving through to the lounge dining area, the first thing to strike is the size of the space and the second thing you notice are the huge picture windows. These windows have no shutters; they are so large, the owners did not want to break up the view and it works to great effect. The views from this area across the lagoon are magnificent.

The dining area is to the right and the whole layout of this kitchen/dining/ lounge area allows you to cook and entertain at the same time without being distanced from your guests.
There is also in the lounge/ dining area an ultra efficient wood-burning stove that gives heat to the whole room.

Mid Floor
There is a utility room, which is also handy as a complementary kitchen for outside with a range of units and the washing machine and tumble dryer and sink. Off the utility room is a storage room housing the hot water system for the villa, which is run by sola panels and a roca air source heat pump, which is a vey efficient way of supplying hot water to the whole villa, this is also pumped to all bathrooms each having a separate switch ensuing the hot water is at the right pressure e.g is available to all showers at the same time. Also the main unit for the central vacuum system is stored here.
The utility room has a door leading outside to a decked area.
Finally on this floor is the second lounge. This has patio doors at one end and a complete opaque glass wall at the other. This is great for the kids to hang out when you need a little peace and quiet but should you need and extra bedroom, this would be a great solution.
Off the mid floor corridor is a bathroom with a sink, shower and toilet.

Ground Floor
Elegant stairs finished in chrome and granite lead down to the lower floor which houses four on-suite bedrooms.
Throughout the lower floor, the floors are finished in stone tile and with wood floors in all bedrooms.
Three of the bedrooms have fitted wardrobes with the master bedroom having a separate walk in wardrobe. Each bedroom has a colour theme and is complemented by a coloured bathroom.

The finishings are luxurious throughout and some of the bedrooms have feature walls finished in high-quality wall paper.
All of the bedrooms have large patio doors opening onto the pool terrace so any guests can just walk from the bedroom to the pool and when they are coming in from the pool, they can just go to their private shower and change. The master bedroom has two corner patio doors giving extra light to an already light room.
The gym is fully equipped and has plenty of light from the double glazed roof and windows and the floor is finished in soft matting.

Outside, the property is designed to take full advantages of the fabulous views and also planned with low maintenance in mind with a full automatic watering system( all outside garden water runs off a reduced tariff water metre).
To the front aspect of the villa is the pool, which has full sun all day, with surrounding tiled area finished in the same non slip tiles. This can be accessed from all bedrooms and the first floor upper dining terrace by a beautiful set of modern stairs.
The patio round the pool is large with plenty of space for sun loungers and chairs and room for the kids to run round the pool.
To the lagoon side of the pool, there is an opaque glass wall reducing any breezes from the sea and lagoon.
Also on the tiled area there is a large gazebo in case you are in need of a little shade. There is also a large built-in store room so that you can put away your patio furniture in the winter or when you are away for any period. Beyond the pool is a small hedge offering extra privacy and then a landscaped garden area with stone, rocks and shrubs and trees adding texture to the area.
The pool itself is tiled and has two LED lights a thermal electric pool cover, There are steps across the width of the pool to make it easy to get in and out and is heated by an air source heat pump. On the lower garden you will find steps to a large store room housing all pool pump filter and garden watering system.
To the side of the villa is a gravelled garden area with wooden steps leading up to a decked and play area and down to the lower garden pool room area. On the deck is the table tennis table, and another gazebo. Follow this round to the rear of the villa and you will find the kiddies play area, and a further garden area full of various fruit trees.
This area then connects back to the driveway, near the front door of the villa.

In this area are two large storage rooms, car port complementing the villa. This currently stores the garden equipment plus canoes and other leisure equipment.

The Area
The property is close to Foz do Arelho which is a popular all year-round seaside destination. Foz do Arelho and Nadadouro have a wealth of restaurants and cafes plus post office, chemist, mini markets, butcher, take aways, newsagent and more.
Obidos Lagoon is well know for its bird life (including flamingos), the water sports and shellfish.
Close by are the lovely towns of Caldas da Rainha, Obidos, Sao Martinho do Porto, Alcobaca and Nazare.
A little further away are the surf beaches of Peniche and Baleal and also the fabulous Silver Coast beaches and Championship Golf Courses.
Lisbon is less than an hour away by car and there is great public transport

It is hard to give a full impression of this villa from photos and the villa needs to be seen to be appreciated.
It is also difficult to think of anything you could do to improve the property. There is a possibility of adding in an additional section to the upper floor - this is already agreed in principal - so you could add an additional suite if you desired.
